The area of focus involves a substantial part of Athens Center between Omonia square and Patisia metro station, covering an area of about 5 sq km.
It is a densely populated and built area, with buildings averaging 70 years old. Although the region has seen much better days, it is now in decrepit condition and home to the immigrant population of Athens.
This has driven prices down, and we estimate an average cost of Land acquisition of 350eur/sqm
We estimate that the area has about 5 million sqm and about 250,000 of them are on offer.
Building in central Athens is totally regulated and under a solid and stable legal framework. Building permits are issued electronically and automatically through the Government’s relevant website.
The average coefficient for buildings in the Area is 3.7, which means that an average Land Plot of 200 sqm allows for almost 750 sqm of built space.
We plan to build three sizes of apartment: give or take 30, 55 and 75 sqm each.
HIVE constructs either steel frame buildings or prefabricated buildings.
The structural steel frame is a long-lasting, cost-effective, and ecologically-friendly construction method for low-rise, mid-rise, and high-rise structures. It typically refers to building frame systems in which the vertical and horizontal structural components are made of a system of structural steel beams and columns. The available forms and sizes allow architects almost limitless possibilities.
The prefabricated method of construction, when applied in a large scale, secures not only shorter delivery time, but also highly acceptable standards from the Building Code and an extra 5% on the allowance in sqm due to the mode of construction (Dry Building), while enjoying rock-bottom construction prices and the highest possible quality of prefab building available.
Once each building is finished, we will offer four main types of Rental Agreements:
Each unit/apartment will be fully furnished and will have a locally based Hostess, who will function as Concierge, Maid and Service person for the whole building. Additional services will be offered as an option.
Apart from space, the Lease agreement will offer a number of included services and some over and above the offered services.
Each building will have a laundry and ironing room, HV charging stations, garage, storage rooms, and various other amenities.
Each building will have identical architectural and interior design, as well as uniform furniture and appliances for economies of scale.
